Our approach to business at Cambridge Property Management comes from the belief that superior property management is achieved through the building of maximum value by carefully building income, providing efficient maintenance and creating value in the investment process.  Our philosophy is simple and well-founded.  Although property management is typically viewed and performed as a function of property operation and value maintenance, as property managers we feel that we can offer a teamwork approach in cooperation with our clients to create greater value and profits.

Our goal is not only to maintain value, but to promote value for our clients.  This is accomplished by cooperative involvement in the investment process, from purchase through the sale.  Enhanced value is created at each step along the way. Cambridge Property Management has the depth of experience and knowledge of our market to add to the value generated at each of these step.  We are thoughtful and creative, viewing each step in relation to the ultimate goal of our client.  In fact, our starting point in evaluating a given property is determining the client''s individual objectives.  Because different properties with different owners require different solutions, we maintain a flexible attitude with respect to policies, procedures, and fee structuring.

Often we are asked to assume management responsibility for an existing project due to its unsatisfactory performance.  Properties benefit from a critical examination of their situation and a fresh approach to their marketing and management.  While there are very few new management and marketing techniques left to be invented, occupancies can be improved, even in tough markets.  Timely application of the proper strategy is required.  We assure that this will be accomplished by complete and comprehensive project analysis upon takeover and repeated frequently thereafter.  We manage by objective to achieve optimum results.

Properties we manage have the immediate benefit of a reduction in operating expenses.  This has a dramatic result in bottom line performance regardless of whether a property has a positive cash flow.  This is accomplished by changing variable expenses to fixed cost contracting where appropriate, by reduction in employee costs due to tighter management and conservative compensation practices, by using multiple (no preferred) competitive vendors, by structuring volume purchasing discounts, by utilizing a the latest computerized accounting system (Yardi Systems) to track operating costs. Budgeted and actual expenses are monitored daily.

An extremely important element of our business philosophy concerns our decision to be a fee only property management firm.  While many management companies have chosen to become owners of their own property, we have always felt that the best performance for a client could only be made by a company that did not compete with its clients.  THEREFORE, WE DO NOT OWN REAL ESTATE PROJECTS AND THUS ARE ABLE TO SERVE OUR CLIENTS AS TRUE FIDUCIARIES WITH NO CONFLICT OF INTEREST.
